When Commercial Property Manager Scott True of True Realty, LLC had a leaking roof on his 100,000 sq. ft. plaza, he wanted to find an experienced and ethical contractor to handle his project. Scott contacted a roofing product manufacturer, and they referred him to CES Commercial Roofing. The contract was signed in January of 2018, and CES Commercial Roofing began the Murdock Plaza project. The original metal panel roof system was leaking in so many places that it took nearly two weeks of labor to correct all of the damage resulting from the previous contractor’s work. Once the repairs were made, all of the seams were sealed (end lap and vertical), the wall transitions and all penetrations were spray foamed. Finally the entire roof system (86,000 sq. ft. metal panel, 14,000 sq. ft. modified bitumen, and vertical perimeter walls) was spray applied with a high-solid (96%) silicone. ROOF RESTORATION PROJECT -
CLEARWATER, FLORIDA

This 24,000 sq. ft. roof consisted of smooth modified bitumen that was originally refurbished using an aluminum based elastomeric. The project required extensive power washing to remove the aluminum coating. Then a base coat of primer was applied to ensure a good bond for the top coat of high-solid silicone. After the prep work was completed, the roof was spray applied with 2.0 gallons per square of high-solid silicone elastomeric for a 10 year labor and material full-system warranty. The project began in the heart of rainy season and despite the daily rains, was completed within 4 business days. The customer is ecstatic and really amazed on how “cool” to the touch the roof is now with the highly reflective cool roof now completed.

CHURCH ROOF RESTORATION -
ST. PETERSBURG, FLORIDA

his 46,000 sq. ft. condominium roof restoration in Sarasota, Florida consists of two resident buildings 21,000 sq. ft. each and a clubhouse that is 4,000 sq.ft. The existing roof system was a FiberTite .30 mil single-ply membrane approximately 18 years old. The system was failing and was in need of a waterproofing restoration. The Condominium Board decided to restore the roof with a commercial grade, high-solid (96%) silicone with Progressive Materials and hired CES Commercial Roofing to complete the restoration work. The roof system was power washed and cleaned, and then a base coat of primer was installed for adhesion. The final application consisted of a 10 year full-system manufacturer specification of 2.0 gallons of material per square. Walkway pads were installed using additional silicone and standard roofing granule for protection around a/c pods. This project included 25 individual apartment buildings located in Jacksonville, Florida with a total roof area of 126,000 square feet. Each roof was covered with a modified bitumen roof covering. The scope of work included: power washing all 25 buildings sealing every lap seam with a silicone elastomeric installing spray polyurethane foam around pipe penetrations, depressed areas holding ponding water, and all other penetrations needing additional waterproofing spray applying a final top coat with 45 dry mils of “white” silicone elastomeric (96% high-solid) The project commenced on February 06, 2017 and was completed on March 30th, 2017. The 20 year warranty for this project includes a full system, labor and material warranty that is transferable. JACKSONVILLE, FLORIDA

This 5,800 sq. ft. commercial building, located in Belleair Bluffs, Florida, is leased and operated by the Bank of America. The roofing system was re-covered nearly 4 years ago. But the contractor did such a poor job that the building had developed multiple leaks throughout the underside of the roof. It was imperative that the roof be waterproofed prior to the upcoming rainy season. John Giles, the owner of the building, wanted an alternative to working with his former roofing contractor. He contacted CES Commercial Roofing after receiving a direct mail flyer. Mr. Giles flew down to Florida from his home in Massachusetts to meet with CommEnerSys manager Jim Wolff, and contracted the company to complete the needed roof restoration work. First spray polyurethane foam was used to build up the low, depressed areas that were holding ponding water. Then a top coat of silicone elastomeric (96% high-solid) was applied. The result is a complete monolithic, seamless, waterproofing restoration. The roof on this medical office had numerous leaks around the air conditioning penetrations as well as around some of the metal flashing details. When CES Commercial Roofing arrived to inspect the roof, there was approximately 1″ of standing water on the entire roof deck. Our solution was to restore the modified bitumen roofing membrane rather than to recommend a complete roof replacement. After installing spray polyurethane foam to provide waterproofing, we added some much needed tapering to remove ponding water. This 62,000 sq. ft. apartment complex in Tampa, Florida, is an original spray foam and granulated acrylic roof covering. Rudy Nassari, President of TLR Property Management, Inc., contacted CES Commercial Roofing for a roofing inspection to provide a long-term recommendation for their failing roof system. After a thorough roof inspection, the solution suggested was to scarify the existing roof area and remove the degraded granulated acrylic coating, remove any damaged areas of delaminated foam and then re-apply 1″ of new spray polyurethane foam across the 62,000 sq. ft. of roof area, with additional tapering as needed, before a final top coat of a high-solid silicone elastomeric was spray applied to guarantee a long-term waterproofing system. This project is a very unique metal panel covering restoration project in Saint Petersburg, Florida. The roof is an oval shaped metal panel nearly 16,000 sq. ft. with a few dozen skylights. We power washed the entire roof system and then we spray foamed select areas of the ridge and around skylights to completely seal in the roof. After changing out a skylight panel with a new one, we individually sealed every lap seam and fastener on the entire roof for additional waterproofing protection. The final top coat application was 2.0 gallons per square of high-solid, 96% solid “white” silicone elastomeric for a complete monolithic and seamless waterproofing system that carries a 10 year labor and material warranty.

The roof on this building included an old, inoperable photovoltaic solar system that was integrated into the TPO, single-ply roofing membrane when it was originally installed over 7 years ago. Furthermore, the roof was leaking into a computer software server room in the medical building.
